Body Corporate Committee
The Committee are the owners elected representatives who control and oversee the building management activities. The committee comprises executive members (chairman, secretary and treasurer) and ordinary members. All committee members are elected for one year.
Their duties include:
- Holding the caretaker/manager, body corporate manager & other service providers accountable to perform as per their contracts
- Meeting formally each quarter. The committee has appointed sub-committees to deal with specific issues between meetings. Current sub-committee have been established to deal with: renovations, building maintenance, gardens and grounds and special projects.
- Manage the building administration & sinking funds expenditure
- Make decisions about major expenditure items such as insurance
- Make recommendations to the owners regarding expenditure and contracts beyond the committees authority limits
- Committee members give a significant amount of time and effort on a voluntary basis for the benefit of all owners.
